For single phase heat exchange, the irregular  surface of corrugated tubes constantly changes the  fluid flow direction, increases the turbulence of fluid  and thinners the laminar flow layer, and thus enhances heat transfer. For condensation process, as corrugated tubes constantly change curvature along axis,  the condensate can quickly form droplets to separate  from the outer tube surface, thus reduces film heat  resistance and enhances heat transfer.
